Phoenix leads the nation in delistings — nearly 30 homes delisted for every 100 newly listed in May 2025.
Most people will see this as another reason why the real estate market is “tough.” But for smart buyers, this is an opportunity.
👉 If you’re looking for a specific floor plan, price range, or neighborhood and can’t find it, your agent should be targeting delisted homes from the past year.
Many of these sellers wanted to move but pulled their listings when the market cooled.
If they haven’t relisted, a skilled agent can reach out directly.
Since only one commission is paid (not two), sellers may be more flexible on price.
I’ve done this many times — whether by tracking down contact info or sending personal letters. It works.
So ask yourself:
